Renting Tips for Tenants


When looking to rent/lease a house or condominium, many tend to forget that a real estate sales representative can also help with leasing needs. Although at times it may seem simpler to find a place for rent through portals such as Craigslist, Kijiji and, having a sales representative represent you can help eliminate the many headaches of having to do everything on your own. When looking for a house or condo unit for rent, consider the following:


1.    The Multiple Listing Service MLS is a reliable source that has many listings (for lease/rent and sale) from all over the Greater Toronto Area. Sales Representatives are able to access all listings as soon as they are put on the market.     

       Contact me, so that I may keep you informed of all potential rentals, and so that I can book a viewing appointment for properties that interest you.


2.   Keep in mind that not all postings on Craigslist, Kijiji, etc., are reliable. There have been cases of fraud and questionable transactions. 

      When working with a Sales Representative, I will ensure to protect you and your best interests in a lease agreement.


3.   A Sales Representative is informed of the many clauses, and terms and conditions, of drafting a lease agreement. I can go over all of these clauses and terms with you, making sure that you understand the relationship between a Landlord and a Tenant.


4.   Tenants have many rights! Make sure to ask questions with regards to the Residential Tenancies Act, as I can gladly review all concerns with you.


5.   If you are looking in a particular area, ask your Sales Representative how much the current lease rate is in that area. I always go over a few comparables, so that you are aware and prepared when signing a lease agreement.

6.   A Sales Representative is well informed of rental rates. I will negotiate the best possible lease rate for you.


7.   A Sales Representative can go over everything necessary for a lease transaction. I can help you with the rental application, credit check and contents insurance. Also, remember to submit an employment letter to your landlord, as many landlords want to ensure that their tenant has a steady job and income.

8.   A Sales Representative can be the main point of contact when exchanging the rental cheques and keys.

Make sure to contact a Sales Representative who can help you! Finding a place to lease is not any easier than finding a place to purchase.
